Congratulations to our client Sophia for successfully applying for a residential loan to purchase her first home in a stylish new apartment complex in Carina, Brisbane. JRMBF helped Sophia find the right loan through ING with a favourable interest rate to suit her financial situation.
Over the past two years, Julie Rashleigh of JRMBF has been working with Sophia to help her prepare her finances to buy her first home. Sophia is an IT professional in secure employment. Julie provided advice and guidance to help Sophia budget and manage her expenses. Through hard work and by minimising her expenses, Sophia managed to save the necessary deposit. With Julie’s help, she had a clear understanding of the types of loans available, plus good saving habits. Sophia could also support her application with records to prove she could service her loan easily. She also saved over $3,000 in stamp duty costs, as her home was under $500,000 and eligible for the Queensland Stamp Duty concession.
Another bonus of having the required deposit is that Sophia was able to avoid Lenders Mortgage Insurance. This is an insurance you need to pay if your deposit is less than 20 percent. In the event you default on your loan and there is a shortfall when the home is sold, the lender can claim on the LMI policy to make up the difference. Please note that LMI protects the lender, not the borrower.
